Soft classical music. A little music goes a long way. I recommend that owners play pleasant classical music on a low volume setting. The music is calming and reassuring.

Touch
Buyers may not touch items in a home, but they enjoy seeing items to be touched. There is a subliminal touching feature to the sale of a home. Materials such as velvet, crepe, textured rugs, soft stone and luxurious wood make buyers feel that they would enjoy these textures in their home; your home.

Taste
Buyers are often traveling a long distance to see your home and may need a little boost. How about an attractive bowl of Hershey's kisses or colorful jelly beans? Just keep it high enough so that children cannot see. A little note with "have a treat" says that you care.

Smell
Artificial smells such as commercial sprays hint that a homeowner is masking a problem. Supply the home with as much fresh air as possible, as well as natural scents such as cinnamon tea or freshly cut lemons. I have a friend who was swayed to buy a house because of a plate of freshly baked chocolate chip cookies! She thought that the house had great Karma.

  • ARRANGE, ARRANGE, and then ARRANGE some more. It is imperative to arrange furniture and personal items so that the home is appealing to buyers.
  • DECREASE, DECREASE and then DECREASE some more. Less is more. With less furniture rooms look bigger and cleaner and also create a better flow for buyer traffic.
